New luxury, waterfront custom homes slated for Winter Park, on the shores of Lake Killarney

Luxury waterfront custom homes slated for Winter Park! The new subdivision is in the works, bringing $1 million custom homes to the shores of Lake Killarney.

Orlando-based real estate investment firm Deshpande Inc. is seeking approval from the city of Winter Park on a preliminary plan for 31 new single-family home lots on 6 acres near Country Club Drive and Ellen Drive.

Nine waterfront homes are expected to be priced at about $1.5 million, while the remaining homes would start at about $750,000, Deshpande President Anil Deshpande told Orlando Business Journal. The project is expected to go before the city’s planning and zoning board on Feb. 7.

“We want to build homes in Winter Park but there’s no land, and this is really well-positioned parcel,” Deshpande said. “It’s within walking distance to Winter Park Village and there’s lake access.”

Winter Park is one of Central Florida’s most desirable communities to live in, however, it’s mostly built out. A new subdivision would bring more luxury homes to the market, while also creating temporary construction jobs and vendor opportunities.

Deshpande’s related Lake Killarney LLC, which doesn’t yet own the land, is the project developer and Maitland-based Slocum Platts Architects PA is the planner and architect.

The site currently houses old duplexes, which will be torn down before construction begins on the new subdivision, Deshpande told OBJ.

Once the plan completes the approval process, the next step would be to seek permits for infrastructure work. Construction may start in June and the project would take roughly three years to complete.
